Suspect material should be treated as asbestos until properly assessed.
Many older South Australian buildings contain materials that may include asbestos. Visual inspection can identify suspect materials, but laboratory analysis is the pathway used to confirm whether a sampled material contains asbestos.
Before disturbance
Confirm suspect materials before drilling, cutting, scraping, sanding, removal or demolition.
Before renovation
Understand whether materials in the work area require controls or removal planning.
Before purchase or sale
Provide clearer evidence when asbestos questions arise during a property decision.
For register accuracy
Support asbestos registers and management plans with sample evidence where required.
Sample collection, lab pathway and clear reporting
AX4 coordinates the practical pathway from suspect material to documented laboratory result. Samples are analysed by a NATA-accredited laboratory.
- Site discussion and scope confirmation
- Inspection of suspect material where accessible
- Representative sample collection where safe, permitted and practicable
- Sample location photos and descriptions
- Chain-of-custody / sample documentation where relevant
- Submission to a NATA-accredited laboratory for analysis
- Result summary and asbestos type where reported by the laboratory
- Practical recommendations based on result, condition and intended works
- Advice on whether further survey, register update or removal planning is required
Common suspect materials in older properties
These materials may contain asbestos in South Australian buildings, particularly those constructed or refurbished before the early 2000s. Visual identification alone cannot confirm asbestos — sampling is used where required and practicable.
- Fibre cement wall, ceiling or eaves sheets
- Bathroom, laundry or kitchen linings
- Vinyl floor tiles, backing and adhesives
- External sheds, fences, garages and outbuildings
- Electrical backing boards and service panels
- Roof, gutter or downpipe materials where relevant and safe to assess
- Pipe lagging, insulation or gaskets where suspected
- Textured coatings, sealants or mastics where relevant
Take action now
Don't disturb suspect material until you know what it is.
A clear process from suspect material to documented result
- 01
Confirm the purpose
Renovation, repair, sale, purchase, register, management plan or unexpected find — we agree the scope upfront.
- 02
Inspect the material
Assess accessible suspect material and surrounding context before any sampling decision.
- 03
Collect sample where appropriate
Sample only where safe, permitted and practicable. Some materials or locations may not be suitable for on-the-day sampling.
- 04
Document the location
Record sample reference, location, material description and photos for the report and any register update.
- 05
Submit for laboratory analysis
Samples are analysed by a NATA-accredited laboratory. AX4 is not itself a NATA-accredited laboratory.
- 06
Provide result and next steps
Report the result clearly and explain practical next-step options for the sampled material.
Do not disturb suspect material until the asbestos position is understood.
Testing is often requested before bathroom renovations, tile removal, flooring works, wall or ceiling disturbance, drilling, cutting, scraping, sanding, demolition, service upgrades or insurance repairs.
If works may disturb concealed or multiple building materials, a targeted refurbishment or pre-demolition survey may be more appropriate than isolated sample testing.
Useful evidence for buyers, sellers and property managers
Sample analysis can help clarify whether a visible suspect material is asbestos-containing. It may support pre-purchase decisions, pre-sale preparation, register updates, management planning or contractor instructions.
Clear sample documentation
- Sample reference numbers
- Sample location descriptions
- Sample location photos where practical
- Laboratory result summary
- Asbestos type where reported by the laboratory
- Practical interpretation of what the result means
- Recommended next steps where required
- PDF documentation suitable for client, property file, register update or contractor briefing
A sample result applies to the sampled material and location only. It is not a clearance certificate and does not confirm that all asbestos at the property has been identified.
What happens after the result?
Asbestos not detected
Document the result and consider whether other materials or areas remain outside the sample scope.
Asbestos detected
Manage, label, update register or plan, or arrange licensed removal where required.
Further investigation needed
Where the sample does not cover all suspect materials, or the work scope changes after the result.
Works planned
Consider a refurbishment or pre-demolition survey if additional materials may be disturbed.
Asbestos testing and sample analysis options
Single Material Sample
For one visible suspect material requiring confirmation.
Multiple Sample Visit
For several suspect materials across a property or work area.
Testing Before Renovation
For owners, builders or property managers needing sample evidence before works proceed.
Testing + Register / Plan Update
For commercial, strata or managed properties where results need to feed into formal documentation.
