Why buyers and sellers ask for asbestos evidence

Asbestos uncertainty can slow down property decisions.

Older South Australian properties often contain building materials that may include asbestos. Buyers want to understand the risk before settlement. Sellers may need clear evidence before listing, negotiating or responding to purchaser questions. Agents and conveyancers need practical information that can be understood quickly.

  • Buyer confidence

Understand visible suspect materials before committing to purchase.

  • Seller preparation

Identify issues before they become negotiation surprises.

  • Agent support

Provide clearer information when asbestos questions arise.

  • Finance & due diligence

Provide practical evidence when asbestos documentation is requested.

What this inspection is — and is not

A practical, non-intrusive inspection for property decisions.

A pre-purchase asbestos inspection is typically a non-intrusive visual assessment of accessible areas and visible suspect materials. It is not the same as a destructive pre-demolition survey, and it cannot confirm concealed materials inside walls, ceilings, floors, cavities or inaccessible areas unless additional intrusive investigation is agreed and safe.
