Pre-Demolition & Refurbishment Asbestos Surveys — Adelaide & SA
AX4 provides targeted pre-demolition and refurbishment asbestos surveys for South Australian builders, developers, property managers and owners — helping identify asbestos risks before strip-out, demolition, drilling, cutting, scraping, removal or intrusive works proceed.

A management register is not designed to clear intrusive works.
A standard asbestos register or management survey supports ongoing occupation and maintenance. Refurbishment and demolition works are different. They can disturb concealed materials behind tiles, linings, wall cavities, risers, ceiling spaces, floors, services and other areas not inspected during a normal management survey.
Management register
Identifies accessible ACM for ongoing management and occupation.
Refurbishment survey
Targets the proposed work area and likely points of disturbance.
Pre-demolition survey
Supports demolition planning and removal scoping before strip-out.
Unexpected find risk
If hidden materials are not checked early, the project may stop mid-stream.
When should you request a pre-demolition or refurbishment survey?
- Demolition or partial demolition is planned
- Strip-out or refurbishment is planned
- Bathroom, kitchen, tenancy or hotel-room upgrades are planned
- Tile removal, floor removal or wall/ceiling lining disturbance is planned
- Drilling, cutting, scraping, chasing or penetrations are planned
- Services, risers, plant rooms or ceiling spaces will be accessed
- The existing register does not cover the work area or scope
- The site has no current register
- Previous no-access areas will now be opened
- A contractor has identified suspect material before or during works
Targeted to the actual work scope
AX4 scopes the survey around the work area, proposed disturbance and available access. The aim is to identify known, suspected or assumed ACM that may affect the planned works and provide clear information for planning, removal and contractor control.
- Work area review
- Intrusive inspection points where agreed and safe
- Suspect material identification
- Sample collection where required and practicable
- Photos and location records
- No-access and limitation notes
- Material risk and condition information where relevant
- Removal-scope notes where relevant
- Recommendations before works proceed

What happens after asbestos is identified?
If asbestos is identified or assumed, the next step depends on the work scope, material type, friability, condition and disturbance risk. AX4 can help clarify whether removal, isolation, further investigation, management plan update, register update, contractor briefing or clearance coordination is required.
- Update the asbestos register
- Update or prepare the asbestos management plan
- Issue removal scope information to removal contractor
- Coordinate with licensed removalist where required
- Plan clearance or air monitoring pathway where applicable
- Document any limitations or remaining assumptions
AX4 may coordinate or refer removal works through licensed removalists. AX4 is not itself a licensed asbestos removalist.
