Why a standard register may not be enough

A management register is not designed to clear intrusive works.

A standard asbestos register or management survey supports ongoing occupation and maintenance. Refurbishment and demolition works are different. They can disturb concealed materials behind tiles, linings, wall cavities, risers, ceiling spaces, floors, services and other areas not inspected during a normal management survey.

When this survey is needed

When should you request a pre-demolition or refurbishment survey?

  • Demolition or partial demolition is planned
  • Strip-out or refurbishment is planned
  • Bathroom, kitchen, tenancy or hotel-room upgrades are planned
  • Tile removal, floor removal or wall/ceiling lining disturbance is planned
  • Drilling, cutting, scraping, chasing or penetrations are planned

If asbestos is identified or assumed, the next step depends on the work scope, material type, friability, condition and disturbance risk. AX4 can help clarify whether removal, isolation, further investigation, management plan update, register update, contractor briefing or clearance coordination is required.
