Book a pre-demolition asbestos survey — Adelaide-wide.
What is a pre-demolition asbestos survey?
A pre-demolition (or pre-refurbishment) survey is a targeted, often intrusive inspection designed to:
- Identify asbestos-containing materials likely to be present or likely to be disturbed within the agreed scope
- Support safe removal by a licensed asbestos removalist before works begin
- Help reduce the risk of exposure during demolition or strip-out
When is it typically used?
Before works that may disturb building materials, the asbestos information should be reviewed against the proposed scope. A pre-demolition or pre-refurbishment survey is typically used ahead of:
- Demolition
- Refurbishment and strip-out
- Major maintenance works that disturb structure, linings, or services
Why a standard register is NOT enough
Non-destructive · visible only
A register identifies known and suspected ACMs in accessible areas. It manages day-to-day risk — but does not look behind walls, under floors, or inside ceiling voids.
Goes further · accesses concealed spaces
Targeted intrusive inspection of wall cavities, floor build-ups, and ceiling voids — the areas demolition will actually disturb.

What AX4 does
- Review your existing asbestos register against the proposed scope of works
- Carry out a targeted, often intrusive inspection of the work zone
- Identify asbestos-containing materials likely to be disturbed within that scope, including concealed areas where access allows
- Arrange sampling through NATA-accredited laboratory partners where required
- Provide clear, practical, defensible recommendations and a scope of removal to support a licensed asbestos removalist
How an AMP triggers further assessment
What happens if you skip this step
Regulatory intervention
If unmanaged asbestos risks are identified during works, the regulator may direct that work stops until the risk is addressed.
Exposure risk
Workers, occupants, and the public can be exposed to airborne fibres when materials are disturbed without prior assessment.
Duty exposure
Owners, PCBUs, and officers carry duties under SA WHS asbestos requirements — undocumented decisions are harder to defend.
Cost blowouts
Emergency removal and rework typically cost multiples of a planned survey and controlled removal.
Typical workflow
- 1Project planned
- 2Survey conducted
- 3ACM identified
- 4Removal arranged with licensed removalist
- 5Clearance issued
- 6Works proceed safely
Same-week and urgent project support
AX4 supports builders, project managers, developers, and property owners. Same-week turnaround is common for many standard matters; urgent support is provided where practical depending on scope, access, sampling, and lab turnaround.
