What is an asbestos register?
An asbestos register is a document that:
- Identifies asbestos-containing materials (ACMs)
- Records their condition
- Assesses risk
- Provides recommended actions
Do you legally need one?
You must have an asbestos register if:
- The building was constructed before 31 December 2003
- It is used as a workplace
This applies to commercial buildings, industrial sites, schools and aged care, and strata or multi-tenancy properties.
See the legal background → Asbestos Laws in South Australia
What's included in an AX4 register
- Site inspection (non-destructive)
- Identification of suspect materials
- Photographic records
- Risk assessment for each item
- Sampling (where approved by the client)
- Clear recommended actions
Important limitation
The reasons include inaccessible areas, non-destructive survey limitations, and hidden construction materials only revealed during works. This is why intrusive surveys are recommended before demolition or major refurbishment.

Don't leave it on the page

When does it need updating?
Your register must be reviewed:
- After any asbestos removal
- After refurbishment works
- If materials show signs of deterioration
- Periodically — every 3 to 5 years is the practical benchmark
Why it matters
- Protects workers and contractors
- Prevents accidental disturbance during routine maintenance
- Enables safe project planning
- Keeps you legally compliant under the WHS Regulations 2012 (SA)
